Position Description:

POSITION TITLE: Real Estate Development Associate

FLSA CATEGORY: Non-Exempt

Duties & Responsibilities:

The Real Estate Development Associate will be an instrumental part of The Port's efforts put underutilized property back into a higher and better use. This role will be a point person for supporting due diligence, demolition, remediation, site work, construction, and disposition on industrial and commercial projects.

  1. Administer and support the industrial/commercial project portfolio from acquisition through disposition ensuring successful completion on time and on budget.
  2. Support the due diligence process on potential acquisitions including title, ALTA survey, Phase 1 & 2 Environmental assessments, asbestos surveys, etc.
  3. Assist with project management on development projects including but not limited to demolition, remediation, site work & infrastructure, and construction administration.
  4. Draft critical path diagrams and establish viable development plans, schedules, and budgets for industrial projects.
  5. Develop and manage project budgets including sources and uses.
  6. Review bid documents, including RFQs and RFPs, and support coordination of the bidding process with compliance with all relevant laws and The Port’s Economic Inclusion Policy.
  7. Review and administer contracts including clarifications on the scope of work and review and processing of payment applications.
  8. Work with government agencies to ensure timely approval of all zoning changes, permits, and other compliance matters.
  9. Assist with sites analysis regarding possible assemblages.
  10. Support community engagement efforts related to specific redevelopment projects.
  11. Manage other matters as requested by the Director of Industrial Development.

Minimum Employment Requirements:

Education and Experience

  1. Bachelor’s degree in construction management, urban planning, civil engineering, environmental engineering, architecture, or another field that prioritizes organizational and planning skills.
  2. Experience in a similar position for 2-5 years. Professional experience in construction and/or project management is preferred but not required.
  3. Familiarity with property development processes including acquisition, redevelopment, and disposition.
  4. Familiarity with construction materials, methods, and processes.
  5. Familiarity with construction payment applications, draw requests, etc.
  6. Familiarity with grant funding and compliance reporting
  7. Ability to attend meetings on construction sites, perform construction site observation duties, and experience writing construction field observation reports.
  8. Ability to tour the Port’s project construction sites and attend out-of-office meetings.
  9. The ability to effectively communicate with developers, contractors, engineers, certified environmental professionals, and Port team members.
  10. Ability to plan, track, and communicate project timelines, milestones, and deliverables to project partners.
  11. Capability to manage multiple projects simultaneously.
  12. The ability to identify, reduce or eliminate project risk, through observation, assessment, and problem-solving.
  13. Experience with large-scale building demolition, and basic knowledge of construction processes, are preferred but not required.
  14. Ability to orchestrate and participate in various outreach efforts including experience in public speaking.
  15. A team player with a strong ability to work well with others – both internally and externally.
  16. Excellent communication skills, including written, verbal, and listening skills.
  17. Self-motivated and energetic with a strong work ethic and the ability to think creatively.
  18. Highly organized and detail oriented
  19. Excellent judgment and personal integrity are required. The Port is an independent unit of local government working for the betterment of the Public Good in Hamilton County.

Other Prerequisites

  1. Ability to operate all applicable office equipment.
  2. Satisfactory results on pre-employment written and oral testing, as administered by appropriate practitioners at The Port’s direction, if applicable.
  3. Satisfactory results of background investigations.
  4. Be insurable and maintain insurability for the operation of motor vehicles, as use of personal vehicle may be required to attend out-of-office meetings.
  5. Ability to perform all the essential functions of the position outlined herein without creating a direct or indirect threat to the safety of oneself or others.

Salary Range:

$60,000-$75,000 per year, depending on experience
