THE PORT CUTS RIBBON ON AFFORDABLE HOUSING UNITS IN LINCOLN HEIGHTS

In late March, The Port and its managed entities, the Homesteading and Urban Redevelopment Corporation (HURC) and the Landbank, along with the Village of Lincoln Heights, joined community leaders to cut the ribbon on two recently constructed single-family homes in Lincoln Heights. The two new homes, built by the HURC and Hunn’s Construction, a minority-owned business, were recently listed for sale while another two are under construction across the street. These new builds initiate a new relationship agreement between The Port and the Village of Lincoln Heights to provide new housing developments in the community.

PORT LAUNCHES NOVEL DEVELOPMENT MODEL

In 2015, the Landbank purchased vacant properties on Loth Street in Mount Auburn to build six new, market-rate townhomes. In April 2022 we cut the ribbon with plans for the profits from the sale of the townhomes to finance construction of affordable townhomes right up the street. These lots had been vacant more than 20 years.

This is an innovative development model which we hope demonstrates a new way to build thriving, mixed-income neighborhoods without waiting for or relying on public subsidy. Mixed-income housing options are critical to a neighborhood’s success, and we plan to use this development model in other communities throughout Hamilton County.

PORT HOSTS THE FIRST IN SERIES OF REAL ESTATE FORUMS

In February, we co-hosted a real estate forum with the Greater Cincinnati/Northern Kentucky African American Chamber of Commerce, our first in nearly two years. African American Chamber President & CEO Eric Kearney moderated a panel with Port staff for a packed room of local minority developers and contractors to share with them the many opportunities they have to work with The Port.

On June 7 we will host a second real estate forum from 4:00 to 5:30 PM in the Cincinnati Regional Chamber’s event space at 3 East Fourth Street. This forum will also aim to help developers learn the process for working on a project with The Port from start to completion. Employee Spotlight

Prior to joining The Port, Amy worked with clients in private practice with the woman-owned firm Keller, Barrett & Higgins. Amy came to The Port looking for greater challenges, specifically projects that promote the public good and local communities. Since joining The Port, she has provided her legal counsel and expertise on several key projects, including The Care Homes initiative, acquisitions of the Drake and Carousel hotels, and the former Perry & Derrick factory in Norwood, in addition to dispositions of the TechSolve and Cincinnati Gardens parcels to end-users committed to bringing investment and jobs to Hamilton County.

Amy’s favorite part about working at The Port is knowing that she is working to improve issues affecting her neighbors, from job and wealth creation to housing and family stability, adding “the challenge makes it fun and the results make it rewarding.”

TriVersity Headquarters Groundbreaking in Walnut Hills

In mid-July, The Port hosted a groundbreaking event for one of the region’s largest contractors, connecting two minority-owned businesses for the project’s development. Minority owned TriVersity Construction announced it will move its headquarters from Norwood to Walnut Hills, contracting with Sanders Development Group, also a minority-owned business, for the development of the property. The Port purchased the vacant, blighted property in 2017, then prepared it for sale to TriVersity.

Affordable Housing in Avondale - Blair Lofts

Before a July 26 groundbreaking for an affordable housing development in Avondale, the neighborhood had not seen any newly built affordable apartments in the past 15 years. The Port acquired the deed for the land in order to grant a sales tax exemption for $300K in construction cost savings. The Blair Lofts will be a $15.2MM, 64-unit housing project located at 3401 Reading Road. The apartments will be affordable to people making 30%-60% of the area median income.

Economic Inclusion - Setting the Bar High in Madisonville

The developers of a new apartment and townhome property in Madisonville have received well-earned recognition and praise for their unwavering commitment to economic equity. Working in close partnership with The Port’s Vice President of Economic Equity, Jilson Daniels, both the project’s developer, PLK Development, and general contractor, Manning Construction, set intentional goals to maximize diversity in the project’s supply chain. The percentage of total spend on the project with minority-owned businesses (MBEs) was 26%; women-owned business (WBEs), 21%; and small-business owners (SBEs), 100%, each exceeding The Port’s goals of 25% (MBE), 7% (WBE) and 30% (SBE). This approach is critical to ensure economic inclusion remains at the heart of the work The Port does.

Price Hill Opens ARCO in Iconic Masonic Lodge

On Friday, June 23, Price Hill Will held a grand opening for the community’s newest community and arts space in the iconic Price Hill Masonic Lodge. After sitting vacant for three decades, this $10 million project incorporates new office space for Price Hill Will, nearly 8,000 square feet of community and arts space, and another 7,500 square feet of arts education and performance space anchored by the MYCincinnati Youth Orchestra. The Port supported this project through its public finance tools, and executive vice president Philip Denning spoke at the ribbon cutting.

Landbank Receives Auditor of State Award

The Hamilton County Landbank received an Auditor of State Award in June. The Award is given to Ohio entities with a clean audit report for the year. This is a testament to the dedication for accuracy and transparency exemplified by The Port’s accounting team including Rick Hudson, Kim Cargile-Watson, and Belinda Gilmore.

In each bi-monthly update, we will shine a spotlight on one Port employee to help our stakeholders better understand the wide variety of impactful work we do. This edition’s spotlight is on Greg Hahn, The Port’s Director of Public Finance and Compliance.

“I’m motivated by the positive outcomes the good work of our organization contributes to the vitality of the Greater Cincinnati community.”

Greg joined The Port in 2018 and has more than 25 years of experience in sales and product management, principally with Fifth Third Bank in Cincinnati, where he was the Vice President & Portfolio Manager, Direct Pay Letters of Credit. Greg’s experience includes a concentrated focus in municipal and corporate bond debt, as well as credit enhancements supporting variable rate bond issues.

Greg has three responsibilities at The Port: assist in managing The Port’s Public Finance practice, manage The Port’s down payment assistance program, Communities First Ohio, and oversee compliance reporting.

The developers of a new apartment and townhome property in Madisonville have received well-earned recognition and praise for their unwavering commitment to economic equity. Working in close partnership with The Port’s Vice President of Economic Equity, Jilson Daniels, both the project’s developer, PLK Development, and general contractor, Manning Construction, set intentional goals to maximize diversity in the project’s supply chain. The percentage of total spend on the project with minority-owned businesses (MBEs) was 26%; women-owned business (WBEs), 21%; and small-business owners (SBEs), 100%, each exceeding The Port’s goals of 25% (MBE), 7% (WBE) and 30% (SBE). This approach is critical to ensure economic inclusion remains at the heart of the work The Port does.

Price Hill Opens ARCO in Iconic Masonic Lodge

On Friday, June 23, Price Hill Will held a grand opening for the community’s newest community and arts space in the iconic Price Hill Masonic Lodge. After sitting vacant for three decades, this $10 million project incorporates new office space for Price Hill Will, nearly 8,000 square feet of community and arts space, and another 7,500 square feet of arts education and performance space anchored by the MYCincinnati Youth Orchestra. The Port supported this project through its public finance tools, and executive vice president Philip Denning spoke at the ribbon cutting.

Landbank Receives Auditor of State Award

The Hamilton County Landbank received an Auditor of State Award in June. The Award is given to Ohio entities with a clean audit report for the year. This is a testament to the dedication for accuracy and transparency exemplified by The Port’s accounting team including Rick Hudson, Kim Cargile-Watson, and Belinda Gilmore.

Employee Spotlight

In each bi-monthly update, we will shine a spotlight on one Port employee to help our stakeholders better understand the wide variety of impactful work we do. This edition’s spotlight is on Greg Hahn, The Port’s Director of Public Finance and Compliance.

Greg joined The Port in 2018 and has more than 25 years of experience in sales and product management, principally with Fifth Third Bank in Cincinnati, where he was the Vice President & Portfolio Manager, Direct Pay Letters of Credit. Greg’s experience includes a concentrated focus in municipal and corporate bond debt, as well as credit enhancements supporting variable rate bond issues.

Greg has three responsibilities at The Port: assist in managing The Port’s Public Finance practice, manage The Port’s down payment assistance program, Communities First Ohio, and oversee compliance reporting.

Introducing Our Bi-Monthly Newsletter

I’m delighted to share with you the first edition of what will be bi-monthly communication updates for you about The Port’s work.

This idea came from my meetings with most of you over the past several weeks discussing the American Rescue Plan Act and the allocation of those dollars to address the affordable housing crisis in our region. It struck me during many of these very productive conversations that we need to be better at communicating The Port’s projects, including our successes and where we may need your help.

We want to keep these updates brief but informative. Beginning this month, we will email and send you a hard copy of our bi-monthly report. We do not want to create more reading for you. Instead, our intent is to provide topline descriptions of our projects, with links available in the email version for additional detail.

I hope you find this update useful. And, if there is something you would like to see included in one of our communication updates, or if you have questions, by all means please don’t hesitate to reach out to me.

Lick Run Greenway opens in South Fairmount

The Port and its managed entity, the Hamilton County Landbank, supported this project through the Neighborhood Initiative Program (NIP)-funded demolition of multiple structures. NIP, from the Ohio Housing Finance Authority (OHFA), helped the Landbank demolish over 500 structures throughout Hamilton County from 2015-2020. Over 45% of the resulting lots already have new end-uses.

TQL Stadium opens in the West End

Laura Brunner, President & CEO of The Port, spoke at the ribbon-cutting for the new TQL Stadium in the West End, home soccer stadium for FC Cincinnati. Financing for the stadium represents just one aspect of The Port’s involvement in the West End, which continues in the form of additional affordable housing development, structure stabilization, capacity building, and more.

HURC wraps up 7th affordable home in Price Hill utilizing Farmer Family Foundation funding

The Homesteading & Urban Redevelopment Corporation (HURC), a managed entity of The Port, recently sold another affordable home in Price Hill and its 7th using $250,000 in funding from the Farmer Family Foundation. HURC focuses on providing high-quality homes for homebuyers with a household income at or below 80% AMI.

At the end of 2020, we launched a series of videos called Port Shorts. These short videos provide a snapshot of strategies, programs, and projects of The Port and its managed entities. All of our Port Shorts can be viewed on our website at: https://www.cincinnatiport.org/news/

Kao USA, Inc. and Powell Valves

When one landlocked Cincinnati company needed to expand its operations, but could only do so in partnership with its long-time neighbor, The Port was able to step in and find a solution to meet the needs of both companies. The result? 525 jobs retained in Cincinnati with an annual payroll of $51,000,000, and 45 future additional jobs.

Port Shorts  - Environmental Justice

Environmental Justice

The Port views environmental stewardship, which includes remediation and site readiness, as among the most important services it provides to the region. Since its founding, The Port has cleaned up over 250 acres and has impacted nearly 50 properties in Hamilton County through environmental cleanup and assessment.

Port Shorts - Historic Stabilization

Historic Structure Stabilization Program

The Hamilton County Landbank, a managed entity of The Port, stabilizes and preserves historical landmarks throughout Cincinnati and Hamilton County for redevelopment and reuse. Through its Historic Structure Stabilization Program, the Landbank has stabilized 39 properties from 2014 to 2021.
